I looked through nearly all of the Western Department land records in searching for the answers to your questions. I was unable to locate the original document granting the Langley Farm land to the HBC. I did find a document entitled “Statement of all Lands belonging to The Hudson’s Bay Company in the Western Department as on 31 January 1868” (HBCA H.1/6). It shows that Lot 20 Group II (2 acres) and Lot 21 Group II (500 acres) on the Official Survey of the District of New Westminster were a Crown Grant to the HBC on 12 April, 1864; Lot 22 Group II (noted as Langley Farm, 1500 acres) was purchased as a Crown Conveyance (it looks like the price is listed as 312 pounds – 10%). According to a letter from Alexander Munro to the London Secretary, dated 15th April 1884, Lot 10 Langley Farm (191 51/100 acres) was sold to a Mr. Stoddart for $5740 (HBCA B.226/b/47 vol.1, fo. 61). I have copied these records, as well as some other correspondence relating to the sale of Lot 10.
